Herndon VA Commuter and Silver Line Metro Guide | Samantha Bard
Herndon got its own Metrorail station in November 2022, and it changed how many buyers think about the town. The Silver Line now stops right at the edge of Herndon, with a second station just to the west near Route 28. The Dulles Toll Road, Fairfax County Parkway, and Route 28 connect drivers to Tysons, Reston, Dulles Airport, and Loudoun County. Fairfax Connector buses and the W&OD Trail add even more ways to get to work each day. Still, the trip from a home near the station can look very different from the trip out of a home across town. Herndon real estate near Dulles Silver Line stations includes condos, townhomes, and single-family homes at many distances from the platform. Samantha Bard, REALTOR® ABR|SRS with Coldwell Banker Realty, helps buyers compare homes by their real commute. Here are 10 things to know about commuting from Herndon before you buy your next home.
10 Things Herndon Commuters Should Know Before Buying
1. Herndon Station Is the Town's Silver Line Stop
Herndon station opened on November 15, 2022, as part of the Silver Line's second phase. It sits in the median of the Dulles Toll Road (Route 267), with its address on Sunrise Valley Drive, just south of the Town of Herndon.
Two pedestrian bridges cross the highway to entrances on the north and south sides. The south side holds the Herndon-Monroe park-and-ride garage and the bus bays. The north side faces the Town of Herndon, where the town has planned new development near the station.
Because the station sits in a highway median, a home that looks close on a map may still mean a longer walk. Check the real route from a specific address to the entrance you'd use every day.
2. Innovation Center Station Serves West Herndon
Innovation Center station opened the same day, on November 15, 2022. It sits where the Dulles Toll Road meets Route 28, in the McNair area near the Fairfax-Loudoun county line, next to the Center for Innovative Technology.
For homes on the western side of Herndon, Innovation Center can be as handy as Herndon station. It has bus bays and drop-off areas at both entrances, plus commuter parking at the south entrance. Map your drive, bus, or walk to both stations before you settle on a search area.
3. Where the Silver Line Goes From Herndon
Eastbound trains from Herndon run through Reston, Tysons, East Falls Church, Ballston, and Rosslyn, then continue into downtown D.C. That gives you a one-seat ride to many job centers without a transfer.
Westbound trains run to Innovation Center, Dulles Airport, and on to Loudoun Gateway and Ashburn. So the line works in both directions. Some Herndon residents ride east to Tysons or D.C., while others ride west to jobs along the Route 28 corridor or in Loudoun. If your office isn't on the Silver Line, map any transfer to the Orange or Blue lines so you know the full trip before you make an offer.
4. Parking, Drop-Off, and Bike Options at the Stations
The Herndon-Monroe park-and-ride garage on the south side of Herndon station was expanded for Metro riders, and it has long served as a regional commuter hub. A Capital Bikeshare station was added near the south entrance in 2025. Innovation Center also offers commuter parking and Kiss & Ride at its entrances.
Parking setups and fees change, so check WMATA and Fairfax County for current details at each station. If you plan to drive to the train, the trip to the garage becomes part of your daily routine. A home a few miles out with an easy drive to parking may work better than one that's closer but harder to reach at rush hour.
5. Fairfax Connector Buses Link Neighborhoods to Metro
Fairfax Connector runs most of the local bus routes in Herndon, and many of them feed the bus bays at Herndon station. Other routes connect to Innovation Center, Reston, and other Metro stations. Loudoun County Transit also serves Innovation Center.
A good bus connection can make a home farther from Metro work well for a daily commute. Routes, schedules, and fares change from time to time, so check the Fairfax Connector website and WMATA's trip planner for current service from a specific address.
6. Driving: The Dulles Toll Road, Fairfax County Parkway, and Route 28
The Dulles Toll Road runs along Herndon's southern edge. Head east and it connects to Reston, Tysons, the Capital Beltway, and I-66. Head west and it continues past Dulles Airport and onto the Dulles Greenway into Loudoun County. Tolls apply at the main plaza and many ramps, so add them to your monthly budget if you'll drive daily.
The Fairfax County Parkway (Route 286) runs along Herndon's east side and connects north toward Route 7 and south toward Route 50 and I-66. Route 28 runs to the west, linking Dulles Airport, Route 7, Route 50, and Centreville. Inside town, Elden Street, Centreville Road, and Herndon Parkway carry much of the local traffic, so test your route at the time you'd normally drive.
7. Dulles Airport Is Next Door
Washington Dulles International Airport sits just west of Herndon. The Dulles Airport Metro station is two stops from Herndon station, and the Dulles Access Road gives drivers a toll-free, airport-only route alongside the toll road.
If your job involves regular travel, that access can matter as much as your daily commute. If aircraft noise is a concern, spend some time at a home during the day, since flight paths affect parts of the area.
8. The W&OD Trail Runs Through Downtown Herndon
The Washington & Old Dominion Railroad Trail, a paved path about 45 miles long, runs right through downtown Herndon on its way between Shirlington in Arlington and Purcellville in Loudoun County. It passes the Herndon Depot, built in 1857 for the old railroad and now a museum at Station Street, next to Town Hall Square.
For bike commuters, the trail connects Herndon to Reston, Vienna, Falls Church, and the wider regional trail network. If biking is part of your plan, check garage space or bike storage when you tour. For more Northern Virginia real estate tips, browse Samantha's blog.
9. Know Whether a Home Is in the Town of Herndon
The Town of Herndon is an incorporated town inside Fairfax County, but a Herndon mailing address covers a wider area. Many homes with a Herndon address sit outside town limits in unincorporated Fairfax County. Town residents pay a town real estate tax on top of the county tax and get some town services, so confirm which side of the line a home is on.
Commute options also shift across the area. Homes in town are close to downtown and the W&OD Trail. Homes south of the toll road sit closer to the stations and the Herndon-Monroe garage. Areas to the west sit near Route 28 and Innovation Center. Housing ranges from older single-family homes and townhomes to newer condos and townhomes near the stations, so ask about HOA or condo dues and parking rules for each home you like.
10. Test Your Commute and Plan for Its Costs
Before you buy, run your actual commute from the address at the hours you'd travel. Then add up the costs: Metro fares, Dulles Toll Road tolls, station parking, parking at work, and any HOA parking fees at home. A hybrid schedule changes the math too, so plan around how many days a week you'll really make the trip.
The Northern Virginia buyer's guide walks through pre-approval, budgeting, and each step of the purchase. It's a helpful place to start before you begin touring Herndon homes.
