Best School Districts in Vienna VA for Homebuyers | Samantha Bard
If school assignment is part of your home search, Vienna is a place where the details matter. Every public school serving Vienna is part of Fairfax County Public Schools. But the Town of Vienna covers a smaller area than the Vienna mailing address, and homes in the 22180, 22181, and 22182 zip codes can feed into different high school pyramids. FCPS also adopted new boundaries for the 2026-27 school year, so older listing notes may be out of date. The exact street address, not the zip code, decides a home's assigned schools. Vienna real estate for school-district buyers includes single-family homes near Maple Avenue, townhomes, and condos close to the Orange Line. Here are 10 things to know about Vienna school assignments before you buy a home.
10 Things to Know About Vienna School Districts Before You Buy
1. The Town of Vienna and a Vienna Mailing Address Are Not the Same
The Town of Vienna is an incorporated town inside Fairfax County. Many homes with a Vienna mailing address, including areas around Wolf Trap, Tysons, Dunn Loring, and parts of Oakton, sit outside the town limits in unincorporated Fairfax County.
Both are served by Fairfax County Public Schools, so there is only one school system to deal with. But town limits still matter. Homes inside the town pay a Town of Vienna real estate tax on top of the Fairfax County rate and receive some services from the town. Confirm which side of the line a home sits on before you compare costs.
2. FCPS Organizes Schools Into High School Pyramids
Fairfax County Public Schools is one of the largest school systems in the country. It groups schools into pyramids, with several elementary schools feeding one or two middle schools, which then feed a high school.
When a home "feeds" a pyramid, that usually describes its assigned path from elementary through high school. Some elementary schools have historically been split feeders, meaning students from one elementary school go on to different middle or high schools depending on their address.
3. The Madison Pyramid Serves Most of the Town
Most homes inside the Town of Vienna are assigned to James Madison High School, located at 2500 James Madison Drive in Vienna. The Madison pyramid's core elementary schools are Cunningham Park, Flint Hill, Louise Archer, Marshall Road, Vienna, and Wolftrap. Its middle schools are Thoreau and Kilmer.
A few other elementary schools, including Freedom Hill, Oakton, and Westbriar, send some students to Madison as well. Because pyramids overlap at the edges, a home's elementary school alone doesn't always tell you its high school.
4. Some Vienna Addresses Feed Marshall or Oakton
Homes with a Vienna mailing address outside the town core may be assigned to George C. Marshall High School in the Idylwood area or to Oakton High School to the west. This is most common near the Tysons, Dunn Loring, and Oakton edges of the Vienna zip codes.
Two homes a short drive apart can have different high school assignments. That's why it's worth checking each address on your list one at a time, rather than assuming a whole zip code or subdivision shares the same schools.
5. FCPS Approved New Boundaries for 2026-27
The Fairfax County School Board approved its comprehensive boundary review on January 22, 2026, by an 8-3 vote. It was the county's first district-wide boundary review in decades, and about 1,700 students across the county were reassigned starting with the 2026-27 school year.
In the Vienna area, the plan moved five student planning areas, about 128 high school students, from Marshall to Madison. It also moved ten planning areas, about 172 middle school students, from Kilmer to Thoreau. FCPS said these changes eliminate the Vienna Elementary and Wolftrap Elementary split feeders at the high school level. An earlier draft would have moved some Town of Vienna students from Madison to Marshall, and the Vienna Town Council formally opposed it in October 2025. The final plan kept Town of Vienna students at Madison.
6. Phasing and Bus Rules Apply to Some Current Students
FCPS updated its boundary policy in July 2025 to give students in select grade levels the option to stay at their current school after a boundary change. Transportation is a separate question. On February 26, 2026, the School Board voted 7-4 to provide buses for high school students who choose to stay, but not for elementary or middle school students.
If you're buying a home whose assignment changed, ask FCPS which grades qualify and what transportation is available. Those rules apply to students already enrolled, so a household moving in from outside the area should plan on the new assigned school.
7. Boundaries Can Keep Changing
The 2026 decision may not be the last word. FCPS has noted that some communities in the Oakton High School area could be revisited in about two years, once the county sees how a new high school in the western part of the county affects enrollment.
Before you buy, check the School Board's planning and boundary pages for any studies in progress near your target neighborhood. It's a quick step that can save surprises later, especially if you plan to stay in the home for many years.
8. Use the Official Boundary Locator and School Data
The FCPS Boundary Locator at boundary.fcps.edu shows the assigned elementary, middle, and high school for a specific address. Run the lookup for the exact street address, save a dated screenshot, and confirm with the school system if anything looks unclear.
Real estate agents should not rate or rank schools, and Samantha doesn't. Buyers can go straight to the source instead. The Virginia Department of Education's School Quality Profiles at schoolquality.virginia.gov report enrollment, assessment results, and other data for every public school in Virginia. 9. Look Beyond the Zoned School: Programs and Applications
Your assigned school isn't the only option. Thomas Jefferson High School for Science and Technology is a regional, application-based school run by FCPS. Students who live full time in Fairfax County, including Vienna, are eligible to apply. Marshall High School also offers an International Baccalaureate program.
FCPS has other specialty programs, transfer options, and pre-K programs, each with its own eligibility rules and deadlines. Independent and private schools are in and around Vienna too. If you're weighing one, factor the daily drive into your home search the same way you would a work commute.
10. Time Your Purchase Around Registration
School registration requires proof of residency, which usually means a deed, settlement statement, or signed lease, plus other documents FCPS lists. If you want to start at a new school in the fall, plan your closing date with that in mind. A spring or early summer settlement gives you time to register before the first day.
If your timeline is tight, ask FCPS what it accepts for a pending purchase, such as a ratified contract. The Northern Virginia buyer's guide walks through pre-approval, contracts, and closing, so you can map your purchase against the school calendar.

Q: Can Vienna students apply to Thomas Jefferson High School?
A: Yes. Thomas Jefferson High School for Science and Technology is an application-based regional school run by FCPS, and students who live full time in Fairfax County, including Vienna, are eligible to apply.
